Cancellation Policy: 

Unless otherwise specified during booking, if Guest wishes to cancel his/her reservation, payment will be refunded as follows:

For bookings of 1-89 nights: 

If cancelled more than 14 nights prior to the arrival date, no cancellation fee will be applied.

If cancelled 14 nights or less prior to the arrival date, a 14 night penalty will be applied.

For bookings of 90 nights + : 

If cancelled more than 30 nights prior to the arrival date, no cancellation fee will be applied.

If cancelled 29 nights or less prior to the arrival date, a 30 night penalty will be applied.

Shortened Stay: 

For bookings of 1-89 nights: 

If requested more than 14 nights prior to the new check out date, the rate per night may increase but no cancellation fee will be applied.

If requested within 14 nights, the rate per night may increase for the duration of the stay in addition to any relevant cancellation fees being applied.

For bookings of 90 nights + : 

If requested more than 30 nights prior to the new check out date, the rate per night may increase but no cancellation fee will be applied.

If requested within 30 nights, the rate per night may increase for the duration of the stay in addition to any relevant cancellation fees being applied.



Change of Dates:

For bookings of 1-89 nights: 

If requested 14 nights or more prior to arrival, and the home is available, no penalty fee will be charged.

If requested within 14 nights of arrival, and the home is available, fees will be applied equal to or Lesser of:

1) 14 nights rent

2) # nights cancelled as a result of a change of dates.

For bookings of 90 nights + : 

If requested 30 nights or more prior to arrival, and the home is available, no penalty fee will be charged.

If requested within 30 nights of arrival, and the home is available, fees will be applied equal to or Lesser of:

1) 30 nights rent

2) # nights cancelled as a result of a change of dates.

*Any change request is Subject to availability at the time of request along with any rate increase/decrease as a result of the date changes.

Month to Month / Notice to Vacate (USA only): 

All reservations will automatically renew on a monthly basis, if available, unless either party gives a 14 nights' written Notice to Vacate. Any extension of the reservation may be subject to a change in the nightly rate.

Parking & Pets Policies:

• Pets: Damages will not be covered by the non-refundable deep clean pet fee.
  A full inspection will be conducted upon check-out and any detected damages will be billed to the client/guest accordingly.
• Parking: Parking will be charged at a nightly rate where applicable and subject to availability. Once confirmed parking is non-refundable.

General conditions for our properties:

• All properties booked in the USA will be subject to a Background Check.
• No options are currently being held, availability is subject to change upon confirmation.
• No security deposit or signed lease required. 
• The above quote is based on the number of people & length of stay requested; additional guests, changes in length of stay or stay dates, may affect the type of apartment necessary as well as potentially incurring additional costs.
• Please note that in case credit card payment is required, a 3.5% credit card fee will apply. 
• A full inspection of the property will be conducted upon check-out and any detected damages will be billed to the client/guest accordingly.
